How to Make Repair or Maintenance Requests

Real Property Management gives tenants the ability to make repair requests online.

Maintenance / Repair Requests  

Emergency Requests  

If you have an emergency, please call us immediately. If the situation involves a serious water leak, locate the main water valve in your rental property/unit and turn it to the off/closed position.

Non-Emergency Request

To better serve you, please make all non-emergency maintenance requests online.

  1. If you do not have a login + password: Click “Sign Up” in the login module and enter your information using the email address you have given us and the address of your rental home.
  2. If you already have a login + password, login and then click “Service Request” and fill out the required fields.

Try These First!   

THINGS TO CHECK BEFORE CALLING MAINTENANCE

Smoke detector won’t work when testedDo a monthly check and replace the battery. Notify the maintenance at once if it is still not working.
Smoke detector beeps softly on and offCheck and replace the battery.
No power to plugs or switchesCheck the breaker panel or fuse box. Check and reset.
Garbage disposal won’t workPush the reset button on the disposal or use an Allen wrench and turn it.
No hot waterCheck the thermostat on the hot water tank. Is the pilot light lit? Check if the breaker panel or the fuse valves are closed.
Hot water is “TOO HOT”Check the thermostat on the tank and turn it down.
Faucet or toilet leaks Turn off the water fixture under the sink or the toilet valve and notify the maintenance.
Toilet is pluggedTry the plunger. If it is still plugged, then call the maintenance.
Sink is pluggedRemove hair from the drain.
Heater is not workingCheck the thermostat. Check the button or the pilot lights. Are the furnace covers placed correctly? Is the pilot light lit? Did the breaker trip?
Dishwasher won’t drainClean the food out of the bottom of the dishwasher. Clean the float. Rinse the dishes before washing. Use the jet dry once a month, as it prevents hard water build-up.
Refrigerator too warm or too coldCheck the thermostat and see if it is set correctly. Make sure the front and back grills are clean. Clean out the drain hole.
